Rent is paid through the resident portal, which redirects to Bilt, allowing residents to earn rewards points on rent payments.
Yes. A $100 returned payment (NSF) fee applies, as outlined in the lease agreement.
Yes. Residents must carry renters insurance with $300,000 minimum liability coverage and upload proof through GetCovered.
Utilities & Monthly Charges
Residents pay for water, sewer, valet trash, trash haul, pest control, and electricity. Electricity is paid directly to the provider of the resident’s choice.

Pet Policy
Yes. Berkshire Santal is a pet-friendly apartment community in Austin, TX, welcoming both dogs and cats.
Berkshire Santal charges a $400 one-time pet fee per pet and $20 monthly pet rent per pet. See our pet friendly page for more details.
There is no weight limit, however the following breeds are generally prohibited:
- Akita
- American Staffordshire Terrier/Bull Terrier (aka Pit Bull)
- Presa Canario
- Chow Chow
- Doberman Pinscher
- German Shepherd
- Great Dane
- All Husky & Malamute breeds
- Rottweiler
- Wolf/Restricted breed mix
Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.
