Berkshire Santal offers one, two, and three-bedroom luxury apartment floor plans in Austin, TX, including select layouts with studies and Hill Country or downtown views.

Prices and availability are subject to change. Base rent is on monthly frequency. Additional fees may apply, such as but not limited to utilities, package delivery, trash, water, amenities, etc. Deposits vary. Please contact a representative for more details.

Berkshire Santal in Austin, TX offers flexible lease terms ranging from 1 to 18 months, including short-term and long-term options based on availability.

No. Berkshire Santal does not require a minimum credit score. Approval is based on income, credit history, rental history, identity verification, and background screening.
Applicants must earn 2.5x the monthly base rent in gross income. Combined income is allowed for multiple leaseholders.
Yes. Berkshire Santal accepts one guarantor per apartment with income of 4x the monthly rent. Guarantors cannot override credit or background denials.
Application review begins after all documents are submitted. Approval typically takes a few business days.

Rent, Payments & Fees

Rent is paid through the resident portal, which redirects to Bilt, allowing residents to earn rewards points on rent payments.

Yes. Bilt and WIPs payments are accepted at Berkshire Santal.
Yes. A 7% late fee applies on the 7th, with an additional 3% on the 10th if rent remains unpaid.

Yes. A $100 returned payment (NSF) fee applies, as outlined in the lease agreement.

Yes. Residents must carry renters insurance with $300,000 minimum liability coverage and upload proof through GetCovered.

Residents will be enrolled in default insurance through GetCovered until an approved declaration page is uploaded.

Utilities & Monthly Charges

Residents pay for water, sewer, valet trash, trash haul, pest control, and electricity. Electricity is paid directly to the provider of the resident’s choice.

No monthly package fee applies. Packages are managed through Parcel Pending lockers at Berkshire Santal.

Pet Policy

Yes. Berkshire Santal is a pet-friendly apartment community in Austin, TX, welcoming both dogs and cats.

Residents may have up to two pets per apartment at Berkshire Santal.

Berkshire Santal charges a $400 one-time pet fee per pet and $20 monthly pet rent per pet. See our pet friendly page for more details.

There is no weight limit, however the following breeds are generally prohibited: 

  • Akita 
  • American Staffordshire Terrier/Bull Terrier (aka Pit Bull) 
  • Presa Canario 
  • Chow Chow 
  • Doberman Pinscher 
  • German Shepherd 
  • Great Dane 
  • All Husky & Malamute breeds 
  • Rottweiler 
  • Wolf/Restricted breed mix 

Service animals are generally exempt regardless of breed. Management must approve all animals. Lease holders and applicable occupants are required to complete a Pet Screening Profile.

Amenities & Community Features

Amenities include two swimming pools, two fitness centers, EV charging stations, dog wash station, resident lounges, package lockers, garages, and bike racks.

Yes. All apartments at Berkshire Santal include in-unit washers and dryers for added convenience.
Yes. Residents have access to complimentary Wi-Fi in amenity spaces.
Yes. Berkshire Santal offers 24/7 access to its on-site fitness centers for residents.
Internet service is available through AT&T Fiber and Google Fiber, but residents must set up service independently.

Parking

Yes. Berkshire Santal offers assigned covered parking, carports, and garages, depending on lease selection.
Yes. Residents may lease covered parking or garages for an additional monthly fee, subject to availability.

Move-Out & Lease Renewal

Residents must provide a written 60-day notice prior to lease expiration at Berkshire Santal.
Yes. Early termination requires 30 days’ written notice and a fee equal to two months’ rent, plus repayment of concessions.

Renewal offers are sent approximately 75 days before lease expiration via email and the resident portal.
